What we check in your empty flat
About 30 minutes, always the same list. If anything changes since the last visit, you will see it in the report.
- Mail and letterbox emptied

A tailored quote
Every home, pet and visit rhythm is different.
Email us what you need and we’ll send you a clear written proposal, including what the visit covers and its limits.
Area
We visit Barcelona and places within about an hour’s drive from the city.
The written proposal sets out the travel component, so distance is reflected in the quote.
If you’re further away, you can ask; we consider each request case by case. Availability is agreed by email.

What people usually ask us
What happens if I find the door forced?
We do not enter if the situation is unclear. We agree in writing how to contact you and what to do if we notice something.
Can I sign up from abroad?
At the first meeting we agree the tasks and access in writing. Keys carry a code, never the address.
Does the report work for my insurer?
The report records dates, times and photos, with a monthly PDF archive. The address is not in the report or on the keys. It does not guarantee acceptance or cover: each insurer decides what documents it accepts, and you must check your policy.
Can I book visits at fixed times?
Yes. We agree days and times before starting. If a technician needs to come, we arrange the visit with you.
What don't you do?
Deep cleaning, renovation work and rental management (finding tenants or collecting rent). If you need any of these, we can tell you who we usually recommend.

Are you a probate lawyer, gestoría or estate agent?
If you have clients with an empty flat, we will prepare a service sheet with your details for you to send them. No commission: we just want the flat looked after.
